Implementation Services

Our specialist Implementation Team provide support and consultancy throughout the construction phase of projects and help ensure that the intent of any design, remediation or installation is carried out on site. Within the Delta Fire Engineering we take a holistic view of the building lifecycle and believe it is essential that all design intent is effectively carried out during construction and is appropriately monitored through the construction and accreditation stages.

Our team of in-house experts are well-versed in fire safety implementation and benefit from the support of the Fire Engineering team. Our Implementation Team carry the fire strategy design intent from inception through to completion, and are dedicated to ensuring the Golden Thread is maintained on all projects we have a hand in.

On-site Installation Inspections / Verification of Benchmark

The purpose of these visits is to perform in-person inspections during the construction phase of the project to inspect benchmarks and installations of the following;

  • Firestopping of services and other penetrations through fire resisting internal walls
  • Façade firestopping and cavity barriers
  • Internal floor and ceiling void cavity barriers
  • Partition wall build-ups and detailing where fire resistance is required
  • Fire doors, screens and shutters
  • Fire dampers and fire resisting ductwork
  • Fire alarms and detection systems
  • Smoke control systems

Fire Stopping Detail Verification/ Specification

Our Fire Consultants/Engineers are on hand to provide support as required during the design stage and can attend regular design team meetings or dedicated fire strategy workshops. We work collaboratively with the construction team and subcontractors to support the development of the design and its effective Implementation on site.

We can review any fire safety related contractor/subcontractor design information, either as a desktop review or dedicated fire strategy workshop, dependent on the information and format best suited to resolve the issue efficiently.

As-Built Fire Strategy

Delta Fire Engineering monitor design changes throughout the construction phase and produce a Fire Strategy that reflects the as-built condition of the building. Our Implementation Team provide support throughout RIBA Stage 05, taking ownership of the fire strategy and ensuring that critical fire safety features are installed according to the required specification and the manufacturers details. This construction phase monitoring service can extend to, though is not limited to:

  • Installation of cavity barriers,
  • Installation of fire stopping,
  • Specification and installation of fire doors,
  • Monitoring and sign-off of phased construction works (e.g. appropriate fire stopping of services before installation of a ceiling),
  • Sign-off of key areas of passive fire protection,
  • Detailed design review of fire related items,
  • Collation of progress reports, detailing the status of key fire safety works, and
  • Issuance of completion certificates to certify that areas of the building are in conformity with the agreed fire strategy.

Case Studies

Residential Construction Phase Support

Residential Construction Phase Support

Residential Construction Phase Support

Delta Fire Engineering had previously been engaged to develop the RIBA Stage 4 Fire Strategy. We were then engaged through the construction phase. At each visit during the construction phase we carried out inspections of key fire safety items, and produced a detailed Site Inspection Report (SIR) for each site visit undertaken. By working closely with the client’s construction teams, we were able to advise on best practice and are well placed to identify potential issues at an early stage, minimising the need for remedial work.  This provided the client with reassurance that the as-built building is consistent with the fire strategy.

Delta Fire Engineering were engaged to provide a Stage 04 technical Design review for a commercial building located in Kent. The building comprised of two existing buildings, one single storey while the other building had areas where a second storey is present. We produced a Fire Strategy, and were also engaged to evaluate the building in terms of fire safety and to recommend any necessary remedial works to ensure full compliance with fire safety regulations and standards as part of refurbishment works. We supported the client in assessing the fire protection requirements for steelwork proposed as part of the refurbishment.

Residential Construction Phase Support

Heritage Residential Support

Delta Fire Engineering were engaged to provide support for an existing Grade II listed building with significant historical value. Originally constructed in the mid-18th century, it underwent modifications and expansion in the 19th century and was later subdivided. The building featured an off-centered T-shaped floor plan, with its primary north-facing elevation. Additionally, the property includes two annexes - one to the south elevation and another to the east. We undertook a design review of the technical detail and supported the client in identifying any areas of risk during the refurbishment works.
