This report details how a scheme meets the specific requirements of Policy D12(A) or D12(B) of Chapter 3 of the London Plan 2021. We work closely with the design team and planners to highlight areas of the design that represent an approvals risk, and work to develop solutions that ensure the requirements of the policy are met.
We then produce a report outlining the key fire safety elements of the scheme. We have developed London Plan Fire Strategies for developments across London and can also attend site to help develop and validate fire engineered solutions.
Delta Fire Engineering engineers provided full fire strategy design from RIBA Stage 02 through to Stage 04 on a mixed-use commercial /residential scheme in Kent. The scheme was situated close to the site boundary on two sides and required detailed external fire spread analysis to rationalise the amount of fire rated glazing required.
Detailed means of escape design was carried out at ground floor and basement level to ensure that escape routes from the different tenancies were separate thereby reducing the requirement for ventilated lobbies, whilst ensuring means of escape were adequately sized for the respective tenancies.
Delta Fire Engineering were engaged to deliver fire strategies for five separate buildings in a sitewide fire strategy report for an existing cemetery park in Central London. We first attended site to assess the condition of existing buildings on site to help in collation of the fire strategies required for the project. As this required individual assessment of all buildings on site, including the Grade II Listed chapel, in addition to a sitewide fire strategy our team carried out a survey of the wider park environment as well as the perimeter roads. This road survey allowed for development of an operational firefighting plan as vehicle access to park was limited, however Delta Fire Engineering were able to liaise with London Fire Brigade on vehicle access widths and develop a fire engineered solution that didn’t involve remediation to the existing park gates.
Delta Fire Engineering were engaged to provide fire engineering support for a proposed self-storage development scheme in the Midlands.
The proposed scheme saw the construction of a large self-storage facility on a currently undeveloped site. The site comprised of a single storage unit of circa 88,000ft2 GIA, with a three-storey mezzanine structure providing self-storage facilities.
Delta Fire Engineering completed a Retrospective Fire Strategy for the building. The Retrospective Fire Strategy included a derogations schedule which detailed all necessary remedial and upgrade works to meet the current fire strategy requirement.
